House Flipper 2 is a cozy first-person renovation sim. The loop is simple and moreish: find a neglected house, scrub off the grime, clear out the junk, knock down and rebuild walls, fix the plumbing and wiring, paint, lay tiles, place furniture — then sell the renovated home for more than you paid. The before-and-after contrast is the whole appeal: you turn a peeling, empty shell into a dream home with your own hands.

Compared to the first game, the sequel is noticeably richer. There's now a full build mode: instead of only fixing what's already there, you can raise houses from the foundation, run walls in any shape, and add windows and roofs. The tools are smoother, and there's terrain work and landscaping around the plot. The game stands on two pillars — a story campaign with jobs from Pinnacove residents, and a free sandbox where nothing limits your imagination.

In story mode you take on jobs: someone needs a grubby cottage cleaned, someone wants an interior restyled, someone wants a house built from scratch. Jobs introduce the mechanics gradually and earn you money for new tools and materials. In the sandbox there are no limits: grab any house, experiment with layout, colors and furniture, and build your dream interior without watching the budget. And build mode turns House Flipper 2 into almost a construction kit: raise a mansion or a compact cozy cabin, your call.
